Evidence of damp

Hi I am hoping for some advice we have recently had our house surveyed fro remortgage and they advised that evidence of damp in 2 rooms downstairs said nothing that would be a problem for us to get the mortgage but he would advise looking into fixing it.

We have a guarantee by rentokil for 30 years for work carried out in 1981 on this it states problem was wet rot coniophora puteana we will contact rentokil to inspect but just wondering if anyone could shed any light on what this is is it visible etc and more importantly if outwith terms of guarantee a rough figure of cost to fix.

  • If the rentokil guarantee was for wet rot (coniophora) then this is nothing to do with damp in the walls (seperate type of treatment. Get an opinion from a company who is member of the Property Care Association

    Damp - can be rising or penetrating. Have a look on the outside wall for obvious signs of damp. Does it appear to be caused by a leaking gutter, for example? Eliminate the obvious before you call anyone in.

    You seem to have had a valuation survey, and these are typically done by 3rd rate surveyors who are often not qualified to actually survey. They typically include lots of "possible's", "maybe's" and "could do's" and tend to cover themselves from all eventualities, and recommend you do 101 other things just in case.

    I would ask exactly what is the 'evidence' of possible damp, and more so what is the evidence to lead to any particular cause of damp (rising, pentrating, leaks, condensation)

    Evidence of dampness is completely different to actual dampness, and you need to know what the surveyor is talking about

    You really need to get a specialist damp surveyor in, but the following guide has some useful info at the beginning to help diagnose different types of damp - http://www.safeguardeurope.com/pdf_datasheets/rising_damp_book.pdf

    As Powerful Pierre says, the guarantee probably isn't much use if it just covers the wet rot.
