Mortgage after IVA

Evening All,

I'm after some advice on getting a mortgage after finishing my IVA. My IVA started in Dec 2009 and i finished early thanks to a full and final offer being accepted. I received a certificate of completion in Feb 2014. I understand that its 6 years from the start before the defaults "drop off". So in this instance i expect my credit file to be clear as of December 2015.

Was just wondering what success people have had getting a mortgage after an IVA has been completed. Would i need to go to a specialist lender/broker? Any recommendations?

Thanks in advance

K

If you have 25% cash deposit then there is every chance you will get a mortgage through a broker, ask if they have placed an ex-iver in the last 6 months though.

    Stay off the High Street.

I'm sure I've read that Halifax have relaxed the IVA criteria, got to be more than 6 years, but not an 'if ever' exclusion

Worth googling around to find lending criteria

Indeed. I went to Halifax directly for a mortgage - go a no. Went through a broker and got a yes with Halifax at normal rates.

You will need a good deposit though.
  • I would strongly recommend going through a broker since they have access to more products and can understand your needs and history.

I went through a F&F IVA on 3/3/11 and still have many defaults on my credit file. However, I just successfully completed a re-mortgage at an extremely competitive APR fixed for 2 years.

It's certainly to your advantage to have as large a deposit as possible but just wanted to say that there are deals out there for you.
