Epc f flat... Dealbreaker?

    It will not be letable soon as there will be a minimum EPC for flats that are let, this may not effect you but may make a difference when you sell.

    It wouldn't be a deal breaker for me, assuming I was happy with living in an unheated grade 2 listed flat, and happy paying the price I offered.

    Are you sure you're not using this grading to justify second thoughts you're having about the place or the price?

    TBH, I'd doubt that a flat in a grade II listed building was priced at a level to give a yield worth considering, anyway.
