            Why should I pay anything? They may have incurred costs but if I can never contact them (& presumably any possible buyers) they are not doing the job I signed for, thus any costs are there problem.
 If they were doing there job & out of the blue I just decided to cancel for no good reason, I can understand paying them, but this is not the case.Nice to save.0

 Why do we bother with communicating by phone if we can't do now what we could do 80 years ago, progress...huh.
 I needed to contact a person who knows about my house. I could not do that last week or this week. They will not be selling my house if no one (on average) can contact them. I didn't ask for stupid comments, we can all do that, I asked if the 14 day cooling off period was still active if I signed a waver.Nice to save.0

 OK, so, to answer your stupid question ...
 Obviously, if you sign a waiver to negate the 14-day cooling-off period, then of course the cooling-off period isn't enactable any more, and you can't cancel your contract! Duh!0

            I think OP is starting to get a hard time - and I can completely understand why they're not happy with their agent. It is annoying when, as a buyer, an EA makes it hard for you to view a house. In my experience it's very rare to have to leave an answerphone message with an EA - they're normally decent when it comes to taking calls.
 OP - as others have said, it will depend on the exact wording of the contract and the waiver that you signed. We can't give you a definitive answer without having seen it.
 It's always worth viewing houses with agents before deciding on one to sell your house. We had three agents round to value and one seemed the best. Fortunately, before putting ours on the market, we viewed some houses and found that they were terrible from a buyer's perspective. They were really disorganised with booking viewings, we had to keep chasing them, and on a viewing conducted by them rather than the vendor the person who showed us around knew *nothing* about the house. Absolutely nothing. Didn't know the vendor's position or why they were selling. Real basics.
 Sadly, most agencies have staff whose job it is to go out and do valuations and they tend to be the very slick staff who give the best impression.0
