What is the point of this? As a general rule, do people get in excess of the price? Surely people just put an offer in anyway? We see so many places with an OIEO price and to be honest it just puts me off.

    I thought the same, but ended up buying somewhere OIEO in an area where it's actually quite unusual. Having said that, the number after the last O wasn't a silly number to begin with.

    This comes up every week, so it obviously confuses.

    Usual advice is offer a bit less than what you think the property's worth. Why wouldn't you? It's negotiation.

    Anyone offended by negotiation probably isn't worth negotiating with; at least not at that point. Some people come around to it.

    I've used OIEO in situations where I would consider selling a property if I could get a really good price, but have not been that bothered if I don't end up selling. Last year I advertised a house which needed extensive renovation at OIEO £150K, accepted an offer of £192K - £23K higher than the highest EA valuation!

    First house we looked at had a OIEO 80K, when we looked around with the owner, he said he'd already rejected an offer of 95K. Makes you wonder why he put a low price if not willing to accept much higher ones!!
