I have to admit i'm struggling to see the suspicion here.

You paid your deposit, got a receipt for it, then had a tenancy agreement sent to you. You then asked for the landlord to make changes to it and have been phoning him every HOUR since doing so, on a Sunday, demanding he hurry up and get the amended contract to you?

If this is accurate (and i'm going solely by the info you yourself gave in your original post) if I was the landlord i'd be deeply annoyed about my new apparent nightmare tenant.
You've asked him to make changes to a tenancy agreement, even leaving aside the fact that it's Sunday this could take several days to happen, especially if he's a responsible landlord and any of your requested changes involve him wanting legal advice on the changes.

There are any number of reasons the land registry could be displaying different details. Yes, this could be a potential red flag but i'm baffled as to why you're even so suspicious as to get this far, given that your only complaint so far seems to be that your prospective landlord has taken more than a few hours on a Sunday to make changes to a legal document.
  • My guess is that the landlord is actually renting the property from the housing trust, and is now trying to sub-let it at a profit.

My guess is that they may have gained access to a vacant property , advertised it for rent and then took a deposit and vanished.
  • The main issue here is that the OP is dealing with an individual, who OP doesn't appear to know or have any identified details for.
  • Regarding the bank account transferred into, it seems there are only 3 possibilities:

    1. Genuine account of landlord.
    2. Fictitious account.
    3. Account belonging to someone else - either involved or not.

That would be my first point of call, if I was OP. And bank should deal with fraud concerns 24/7.

It's Tuesday, what did the housing trust have to say?
    It's someone else's fault.
