If you've got a good price for yours, then let it go and do think of the rental suggestion.
Forget places needing subsidence (however well rectified, the 'label' remains, giving potential future uncertanties) or large amounts of more professional work, you've enough on your hands with youngsters who are growing up fast.
Then start again, but with caution before spending out on the next opportunities.

Rental doesnt seem a good option if you are going to get another 10-15k if this buyer pulls out.

I knew what WWYD meant and I'm even older than Landy Andy. But I agree that writing out in full is better on a forum which has users of all ages and backgrounds.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0

Hi, if it was me I would pull both deals and have a break for 6 weeks or so to clear my head and re - evaluate.
No sale = No fee so you won't have to pay the EA. If you were happy with them you can use them again at a later date.
Also you say your property has risen in value so a rash decision on a problem property will be something you will probably live to regret.
Have no sympathy for the buy to let purchaser of your property they are the 1st ones to pull out the moment the market drops slightly.
Hopefully you will be 3rd time lucky.0
