    This is a lot of fuss about nothing. Pay for your own inspection. Bear in mind even if if comes back condemned, at best you'll be able to negotiate part of the replacement cost off the price.

    If you originally had a Fensa certificate issued for your door then you can simply get a replacement from Fensa, one phone call or even an online search and about a tenner.

    I imagine your buyer's solicitor is asking for a boiler certificate issued in the past year. It is not obligatory to provide this, but they seem to always ask these days. Perhaps the last service was over a year ago? You can tell your solicitor to request that the buyer arranges for his own safety check to be done rather than paying for it yourself, if you prefer.

    Or are they asking for an original installation certificate, to ensure it complies with building regs? Again, if you don't have the sheet of paper issued then you can get a duplicate from either Corgi or Gas Safe, depending on which was in force at the time. Phone them.
