Hi
If on the original advert a property is listed with an "integrated baumatic oven" should i be surprised to see that on the fixtures and fittings form (which I have been chasing for weeks!) it says the oven is not included?

Slightly surprised, yes.
But the seller can propose whatever he likes to include/exclude in the sale contract.
You, of course, can negotiate, agree, or in an extreme case, walk away from the whole contract.
Respond that you assumed it was included, and therefore would like it included, or the purchase price dropped by £X (whatever it would cost you to replace it).0 -
We bought a double undercounter Baumatic oven for about £275/300 last year.
Not sure if this is a bigger/more expensive model but reduce your offer to reflect all the items they are removing unless you are getting a bargain.0 -
Chances are, the vendor is doing you a favour by taking their grotty old oven with them, saving you the trouble of disposing of it yourself when you realise it is inch thick in years of cooking grime.0

Thanks all for your responses. A bit of good old communication sorted everything out, the vendors thought we wanted to rip out their integrated oven and replace it so thought they'd take it instead as it is new, but all we actually wanted to do was add another oven - they've now written to the solicitors to say they're leaving it
