    when we bought our house the ea wouldnt even put the offer to them, just kept saying not acceptable (already posted full details on another thread) when they hadnt even asked the vendors - when they did ask them we negotiated and then bought the house. ea makes less comission if the lower offer goes through

    Unless the vendor has told the ea in writing that he will not accept offers of a certain type or below a certain figure he is legally obliged to pass them on in writing. See the Code of Practice I linked to earlier in the thread.

    Of course however, - some EAs will reject an offer straight away on the vendors behalf without consultation, if they know full well from prior discussions that the vendor would not accept such a low offer. In such a case the EA would/should communicate this back to the vendor

    Yep,that's fine as long as he had the vendor's instruction in writing. That's my understanding of the law anyway.
