Filling holes when moving out

  • Because the buyer has been awkward it doesn't mean you should drop your own standards of decency. A tub of filler is a quick job and much better than a post sale argument. It will probably take less time than starting a thread to get random views...

    But should you touch up the paint? I can't decide whether to just fill or fill and touch up. I think it might look more of a mess if I try and touch up.

    Leave picture hooks - they're the fixture/fitting in question, not the actual picture.

    Shelves, though? Unless you've explicitly said you're taking them, the expectation would be that they'd be left. Likewise mirrors IF they're directly screwed to the wall. If they're from hooks, then they're more akin to pictures.

    Curtains and blinds - take. Curtain rails - leave.

    Rough rule of thumb is that if you could pick the house up, turn it upside down and shake it, anything that falls off is yours, anything that's rigidly fixed to the building is expected to stay.

    If you leave any holes from removing fixtures and fittings, you need to make good - it's not exactly hard work to NEATLY fill a hole, then a little dob of matching paint, unless you're screamingly incompetent...
  • Why did you take the shelves? That's so annoying....
    And curtains/poles/blinds....poor people will be moving into a house they can't "secure" as their lives will be on display until they can get that sorted (which might mean finding/waiting for a handyman).

    When I sold, I listed all mine on the legal form, offering to sell them for a token amount. The buyer didn't want them, so we took them all with us (and use them in our new house). No point in giving away something that will end up straight in the bin, but buyer has a choice and knows exactly what to expect when he gets the keys. I found that way worked out the best. (and our seller did exactly the same).

    I had a bit of leftover paint, so did a very quick patch up on walls that looked a bit grim. It looks cleaner, even if they still have to be painted as some point, as expected when you take frames off the walls.

    I would fill in the holes but not paint over them, if you have some paint left leave it in garage for buyer, chances are he will decorate anyway.
