    Thanks for all the replies everyone :)

    We've decided to meet the EA mortgage advisor, but will politely decline if their offers can't compare to the mortgage in principle we already have.

    They called again last night to say the house is no longer being advertised for viewings (I checked and I can't find it on Zoopla or their website). They said they've spoken to the seller and put in a good word for us. I guess we just wait and see what happens now...:huh:

    If we are lucky enough to get the house, how long does everthing take before we can move in? Our tenancy comes to an end in a couple of weeks and we don't want to sign up to a new agreement. The property looks as though the seller's have already moved out as it is empty.

  • It will take longer than 2 weeks. You will need to apply for your full mortgage, which can take anything from a few days to several weeks to be accepted, and then instruct your solicitor to do all the valuations and surveys and other legal bits. One month would be incredibly quick, two months is more realistic, even longer is not unheard of. You are in a good position if you are FTB and moving into a place with no chain (are you sure there is no chain or are you just guessing?), but certain parts of the process take time no matter what the situation is with the chain. Have you chosen a solicitor?

    I know it will take longer than 2 weeks, I was just wondering what we should say to our landlord. I'm thinking we ask him to carry on the tenancy periodically for the next 2-3 months.

  • What does your tenancy agreement say? Most just automatically turn into a rolling monthly contract once your fixed term (initial 12 months or whatever) is up. But bear in mind some will request that you hand in your notice on the day your agreement renews, so probably on the day you pay your rent- if you handed in your notice even a few days after this you may be liable for another entire month. Check your tenancy agreement.
