    I mean eviction wont solve their domestic issues. And police involvement doesnt mean a crime has taken place.

    Perhaps you're looking at this too personally? How did you find out about their involvement?

    On a brighter note, G_M's links are brilliant and should be followed. I would send it first class, twice, from two seperate post offices and keep proof of postage.

    MUCH EASIER to provide two receipts in courts than bring a witness.

    The two 'extra' days are not anything in the grand scheme

    OK chaps and chapettes - ive been on this all day and even though the forms I have are different templates I think i'm there. Could anyone help with (confirm) the possession date i should be entering please?

    The tenancy started on 27 October 2014 and ends 26 October 2015. Today is the 26 August 2015. Am i right in thinking that i want "possession after 26 October 2015" ?

    Only if you are going to hand deliver before 4.30pm today.

    Post it from a post office tomorrow using the method outlined earlier, and use the date 31st October 2015.

    If the deposit issue is unresolved, you may come unstuck.

    If you insist on hand delivery this evening, change the expiry to "after 27th Oct".

    Or just cover yourself by including a margin for error - add in a couple of extra days. Two days can't really make much difference to you, but an invalidated S21 (for whatever reason) will set you back 2+ months.

    Tricky! My sympathies are split between the OP whi being potentially lumbered with the debt for all 4 boys, and the LL who has ben ripped off by his grubby non-paying tenants and has no option but to do as he's doing.

    And may find his agents have messed up the Deed of Guarantee meaning he gets nowhere.
