First time buyers - issues!

Hi there

This is the first time I have posted so please be kind to me!

Myself and my partner are in the process of buying our first home together. The house was initially on the market for £320,000, then reduced to £299000 (both ridiculously overpriced), We have had an offer accepted for £273,000. However it has now come to light that the rear extension to the kitchen and the dormer loft extension has no planning permission or buildding regulations. Our solicitors have advised we now have a full structural survey, previously were just having a home buyers survey, and ask independant agents to see if the valuation would be effected by the loft no longer being considered a bedroom, reducing from a 4 bed to a 3 bed house. We have the survey ready to happen next week.

This may be a silly question I wanted your wisdom as to how we would go about getting independant agents to look at the valuation?? Do they mean approach other estate agents?

Any opinions would be great - thanks in advance

    "Normal estate agents" are unlikely to be interested (without changing) because they only want a new instruction. Also its not even your house.
    You could do this yourself for free by checking sold prices in the area.
    What sort of survey are you having? Most will not be able to check with any certainty if its up to building regs.
