Are the free tenancy agreement templates downloadable online valid, or just the one from the Residential Landlord Association, at £9.50?

They are valid but do they contain all the conditions you would want in your tenancy agreement. Not all the terms are enforceable so even if it says some things you may not be able to enforce the conditions anyway.

I would use the government's one with all the guidance, etc. removed.

If it is signed and dated, it is valid.

Whether it meets your needs (ie includes all the relevant clauses you want) only you can decide......

So, if it is not dated, it would be invalid?

Not for my benefit. For those that might think you are correct.
