Damp and old electrics - how does that affect getting a mortgage?

I've seen a house that needs to be completely refurbished as it's previous occupants haven't done anything in around forty years. The electrics are very old and no sign of a fuse box. It's also in a high flood area although I know the area well and the house clearly hasn't flooded in that time but there is damp under the stairs in the floorboards and one or two other small patches.
Would there be a problem getting a mortgage? I have one in principle. The seller wouldn't be able to get the issues sorted as they're a pensioner from what I'm aware.

There must be a fusebox somewhere, unless the wiring is pre 1920s ...
Unless the wiring is so dangerous the electricity supplier has forcibly disconnected supply it shouldn't make the property unmortgageable, but it is possible there would be a retention on the mortgage until the work is done. Unlikely though for rewiring or isolated patches of minor dampness.
Damp under the stairs in the floorboards suggests the possibility of rot or beetle though.A kind word lasts a minute, a skelped erse is sair for a day.0 -
