    The only thing we can say is that exchange often gets delayed, sometimes repeatedly especially if there's a chain. However having a delay doesn't necessarily mean things will fall apart. There's not a lot you can do other than try to not get too stressed. Exchanging is key as then you know it's all going ahead, so if you need to compromise on something that isn't a big deal in the scheme of things in order to make exchange happen, like move the completion date, then do it as you'll feel so reassured when it's done.

    I'm sure everything will go fine mw123 it's just that there is nothing you can do but wait for the phone call.

    Just remember that everyone wants the exchange/completion to happen, no one gets a house/gets paid until it happens.

    Fingers crossed for you, OP.

    I don't know why there seems so much pressure to exchange and complete so close together these days. My first purchase had 28 days in between, which was by no means unusual. Today people seem so impatient they 'need' everything done yesterday. All it does is cause unnecessary stress when you have to get packed and organised, just in case your buyer doesn't pull out and you have to move immediately!

    Hello all,

    Thankfully it all went through ok and we are now all moved in. No one got the flu, no one demanded more money and no mistress's showed up! Was a very stressful time with it all going to the wire and exchanging and completing on same day but we got there in the end. Thanks for all your comments.
