Extension (an addition bedroom)

Hello,

I would be very grateful if anyone could offer some advice about extending our property to include an second bedroom. The floor plan is as follows:

The flat is in Newham, East London and is a ground floor terraced property. As it is terraced we really only have the option of going in to the garden! Our idea was to add a single level 3m x 3m extension to the rear, where the 'outdoor storage' is now. We would then need to move the toilet so that access can be gained to the new bedroom from the kitchen.

Does this seem like the best idea, or does anyone have other suggestions? Is there any reason the above suggestion would not get planning permission?

    What do you mean by ground floor terraced, is it a flat with another property above ? freehold or leasehold ?

    Apologies, yes, it is a ground floor flat with a first floor flat above it. It is a leasehold, so I am aware that any decision would have to be agreed by the freeholder too.

    Why not use the basement as a 2nd bedroom?

    It is a potential option, but I think the cost would be greater than an extension. The cellar is fairly damp and not a 'living space' at present - just used for storage. It would probably need to be excavated a bit to increase the ceiling height too.

    Oh wow! Thank you. That looks really good, although I'm not sure if a change to every room may be too big of a project for us. Do you have a rough idea of how much that would cost / time it would take?

    Nope, Just love playing with room designs. lol. They say it's normally £1k a m2 but as you're in london i think it's 1.5-2k m2.

    The bits that I added were under 6m2 if that's any help (that's just going by sizes on your plan up above.

    Can I ask what software you used to draw that please? It looks really good and I have a project of my own in mind, so will need to do something similar in the future.
