ADVICE PLEASE Converting loft to usable room

Hello. I have contacted a loft company about converting our loft to a tv room. Nothing fancy but the layout means we would need a hip end gable and to move our bathroom for stair access... this is too much money (0ver 30,0000) when we just want a room with velux that is well insulated and warm for the kids to use as a tv/playroom. we are not bothered about a fixed staircase even - access via loft hatch would do us as kids are not really small. With this in mind i was wanting advice on getting the room converted by a builder e.g. insulated velux, radiator, electricity etc and if i can get it signed off by building regs at all , AS I HAVE READ THAT this type of conversion often puts buyers off in relation to a job having been done with safety etc in mind..
we have about 10,000 to use for this.
All help/advice/experience appreciated

    You'll never get Building Regs for a 'habitable room' unless you have a proper fixed staircase. The room will also need a fire door as will the kitchen.
    Eat vegetables and fear no creditors, rather than eat duck and hide.
  • Plus, I believe, you'll need RSJ's to make it properly weight-bearing.

    I know quite a few who have a room in the loft for the "kids" - big and small :rotfl: they are floored, have a velux window but no "proper" staircase, entrance through loft hatch - if in an awkward place - could you get this moved? which means when coming to sell the house they cannot advertise including this "room" but most buyers see as a "bonus" if you mention - insulated floored loft storage space with easy access and velux window.

    The way I read your post - is that you are really looking for a floored loft, velux window, insulated, electricity and easy access, which sounds achievable within your budget.:) Good Luck.

    they are called ceiling joists for a reason, they hold up the ceiling, to use the room as habitible ie a loft conversion it will need floor joists putting in along side the existing ceiling joists, if you want it signed off by BC then it will need to be done properly
