Subsidence

I am in the process of selling and the buyers solicitor has reported potential subsidence on the conservatory wall. They have asked if this will be repaired prior to completion.

I'm 99% certain the crack is due to poor footings under the conservatory. This was put up prior to my purchase of the property and I have no supporting documents.

I have no idea what I'm supposed to do now. What do they mean by repair?

I've gone back to the solicitor with these queries but it seems to be taking a while to get a response.

    A crack is just a crack. Itis only subsidence if it keeps growing in size.
    I would not mention your suspicions about the footings nor the S-word, just get your solicitor to respond along the lines that you are not indending to make any repairs prior to completion and the purchasers should rely on their own enquiries as to state of repair.
