Building Work and Replacement Window

About 12 years ago I had a small internal wall taken down in my kitchen, I didn't even think about any building consent and neither did the builder mention it! It sounds a bit ridiculous now, but I am about to sell my house and I am fretting that it is something I should declare or do something about. Everyone keeps telling me not to worry, but the person buying the house is not paying for a survey and I would be mortified if something happened! Also I have just had a bay window replaced and now I have read you need a Fensa certificate! Wow, it seems to be excellent work but we paid in cash....groan!

Any help/guidance/counselling (!) would be greatly appreciated :eek:
