Renting with IVA
Hi, Hope someone can help!
I am in an IVA that comes to an end in July 2016. We have just been given notice where we currently rent as the Landlady needs the hose for a family member who has moved back into the area.
We have over 10 years of excellent references from both our last place where we were in for 9 years and current landlady, confirming that we have paid our rent on time during the whole period of our rental.
Unfortunately, we are unable to get a guarantor and as I am on in IVA, I do not have extra money for advance rental payments, for obvious reasons!
Some advice would be very much appreciated.

Stop paying the rent. Stay where you are as long as you can and wait to be evicted by the bailiff. Once you've got enough rent saved up find somewhere else to live and pay the rent all in advance then make an arrangement to pay your arrears to your current landlord. You won't get landlord references if you fail to pay the rent but you'll have the cash to rent somewhere else.
Otherwise you will need to borrow the money, find a guarantor, save up 6 months rent in advance or live in a property where the landlord doesn't mind you having a current IVA and that's going to be hard to find.
If your partner does not have an IVA or adverse credit then get them to apply for the property just on their own as a single person based on their own income. Your income won't be taken into account. Most landlords require all adults in the property to be on the tenancy agreement so you won't have any right to stay but new landlord won't (but in theory could) evict early if your partner is paying the rent.:footie:

Deliberately creating another debt whilst in an IVA could be construed as a breach, so may be best to avoid that.
Speak to your I.P. They should be more than happy to provide an extra reference, but could also maybe look at a payment break for you so that you can get the money together that way. This isn't uncommon, and most I.P.'s will be sympathetic. Whilst you would have to make any missed payments up at the end, and I am sure you want rid of your IVA as soon as possible, that seems more logical to me than finishing your IVA and having another debt hanging over you.0 -
Totally agree with DorisTrousers, why the hell would one want to be so irresponsible as that, making one's situation so much worse.... This is probably why renting has become so hard when one is struggling due to people doing what HappyMJ suggests... Landlords do NOT want people like that and hence they go to Estate agents to vet people and in turn make it very difficult for genuine people who want to be a good tenant and who has a VERY clean renting record for the past 19 years since I begun renting!! No wonder....
I have now found somewhere and hopefully this will see us into the next chapter when we are then out of the IVA.....

Hello mgm1968, I agree with Doristrousers. I would speak to your IVA provider let them know the situation and start hitting the papers for rentals, ideally you want to get a private rental rather than a letting agency. If you can get the missed payments to add up then you could make the advance rental payment. Are you not owed a deposit for your current rental property?Never make assumptions always ask questions>>>>>;)0
