Auction properties

Do auction properties usually sell for quite a bit more than their guide prices?

We've seen one going to auction soon but as its never been sold before, quite out in the sticks with no previously sold regstered properties around it, I can't tell what price range we would be talking. (Not saying we would go for it - cos auction properties, thats a whole new can of worms!! - but just wondering if thinking about it is a waste of time ;))

If you are interested you need to do your research, read legal pack, get a survey done etc. Then you will know a maximum price you are prepared to pay. Then make sure your finance in place.
If you go down to the woods today you better not go alone.

    Two of the 3 rules
    1. Do you have CASH in the bank
    2. Do you know what you are looking at ? experience in the building or surveying game ?

If 1 + 2 are No, no point listing number 3.

Auction properties 'out in the sticks' with a decent plot and potential will likely sell above the guide price, unless they are so far out that reaching basic services is a hassle, and/or they're located where houses like this are still reasonably common. e.g. bits of Wales and Scotland.

Depends on the interest in the property.
