anyone live area takeley, little canfield near bishops stortford? new houses

after some information of the local area really, i currently live in essex and have just seen a nice house on a new development in takeley. there are being built by countryside who make nice houses. however only a few plots are released and building work will go on until the end of 2009.

firstly can anyone advise on the area, it feels a little remote (until the development takes place) and we have three young girls to think about the oldest goes to school in september, my wife and the girls all have friend local and i know its hard to make good friends but there are no decent houses in the area we are in.

secondly the developer is willing to give us a decent deal on the house if we can exchange in september (which is possible we are just waiting for exchange and were going to rent) such as paying the stamp duty paid and a further discount if we actually complete before september, not sure how far to push them on the deal front?

my only concern is that the house we are buying is that the land opposite it in the road will not be worked on until 2009 so we will live on a building sie for two years, doesn't sound like fun, sales people said that they have builders that understand and will protect our house. anyone done this and is it as bad as it sounds?

    Hi, we have just moved to Bishops stortford from Romford. when we were looking we were told by friends to avoid Takeley because its at the end of Stansted runway and they are looking to build a 2nd.Even in stortford you get a bit of noise.

    As for settling in everyone seems very friendly, we went to 2 parties in the 1st week here, and most school do stuff after school which helps the kids.
    Most people we know have move here over the last few years so seem to understand how hard it can be.

    Hi there, thanks for the reply, i did notice a few planes taking off etc but the noise wasn't bad from what i could hear and the kids loved them :rotfl:(hmm!) , i did see a few banners around in peoples front gardens saying no to the 2nd runaway, I guess you would reccomend bishops stortford then.

    I actually work in Romford so will have to travel there each day! I bet its a completely different life to romford?

  • Hello - I know this is an old thread but am interested to know if you ever moved to Takeley/Little Canfield.

    I currently live in Chingford and my eldest starts school September 2012 and am keen to move a.s.a.p. We've looked at Bishop Stortford but it seems we can get more for our money in Takeley and I am in love with the idea of a new house.

    I just wondered, if you did move here what your thoughts were. I am 80% sold but the area seems quite remote, so interested to know what there is to do round there. I am also worried about an airport expansion. I know it was stopped but how long before it does get agreed?!?

    If you can help I would be extremely interested in your thoughts.

    There really is nothing to do in Takeley but visit Hatfield Forest. It's cheaper than Stortford for a very good reason, the remoteness and the closeness to the airport runways.

  • Check out this link for maps of predicted noise pollution, risk areas and areas that would have been compensated by BAA should the second runway have gone ahead. From memory Takeley is within the boundaries for most or all of these things. I don't think Bishops Stortford is immune either.

    Yes the plans for the second runway were cancelled but I think the cancellation was politically motivated due to the UK's financial problems - and hence the plans are likely to come back in the future.
