    The smart way would be to state that £300 is payable at the end of the tenancy. Full stop.
    That would leave out any argument.
  • It sounds like a way dodgy landlords are propping up their pay now they can't just take random charges out of the deposit with no evidence. If the tenants leave the place in a worse state than they received it then go down the correct route and claim it from their deposit, with proof.

    What's the relevance of whether the person doing the cleaning was paid or not?

    I think that's the line the deposit schemes take as well.

    Professionally clean would mean shampooed. Domestically cleaned would mean vacuumed. I think you can state professionally clean as long as (a) it was in this condition at the start of the tenancy (b) there is proof of this, and (c) you don't dictate that it has to be done by a contractor (as you could get the same standard yourself if you hired equipment).

    Yes, there would: The tenancy.
    That would essentially be rent.
