Exchanged delayed as no EPC available

I wonder if anybody could advise me re this. I'm buying a house that was marketed on 19/06. Our offer was accepted about a week later. We are under time constraints as we need to vacate current property asap, which the estate agent has been aware of from day one.

Anyway, replies to queries received back on Monday with just one indemnity needed which was sorted on Tuesday. The only other unresolved query that was outstanding was the EPC.

The inspection was commissioned via the EA. The EA said they requested it 2 months ago but that it was only done last week and the inspector went away on holiday to Cuba without uploading.

From what I've read on-line the seller must have EPC in place within 21 days of the property being marketed which was several weeks ago.

I want the EA to commission another EPC at their cost tomorrow so we can exchange on Monday. Is this reasonable?

    The bit about the inspector going on holiday to Cuba sounds a bit too specific like those lies street beggars tell you [can I have £2.15 for a bus to X]. I think if the agent is aware you are under time pressure, he is just going to pocket the fee on the basis that you will sort it out at your expense.

    Would an estate agent even do that? My last EPC cost £50, why risk a potential loss of several thousand £'s commission over that?

    EA knows you will swallow it and pay for your own because you have to move. My take on it.

    Get one done yourself and deduct the cost from your offer price

    unlss you are getting a mortgage and the lender is insisting on one, just instruct your conveyacer (if you have one) to exchange.

    the EPC won't tell you anything meaningful. Forget it.

    Thanks all for your helpful replies. Apologies for not stating I'm part funding through a mortgage and my solicitor is saying the lender requires it.

    I couldn't give a monkeys myself if I never get it.

    Thanks especially to dimbo61, I'll order one in the morning and take it off the sale price. I'm pretty sure I can do that, can't I?

    What has the vendor said? they need an epc to sell the property. Why did it take 2 months to book in? They need to be available within 28 days why wasn't it? If you commission one will the vendor allow access? Push it all back to your agent AND solicitor, they should have been provided one with the sales memo, why have they not chased it?

    I don't have direct contact with the vendor, the EA says they are chasing exchange & completion dates as well as me.

    The agent needs to provide epc info on all markering material, what does it say? Don't commission your own, rules have been broken and someone needs to be held accountable
