    Would you drop the price of our house?

    How does the price compare to similar properties in the area? Is there much shifting in your area at all? How about in your price bracket?

    Could you afford to accept a lower price? Would you be willing to if it meant moving a step closer to the smallholding dream?

  • It is really hard to find comparables. In our village 4 bed detacheds have gone for 60-100k more. One of those had a bigger garden but not the other.

    We could sell for less and still move but of course our choices would be fewer.

    *another non school night
    *my fabulous children
    *a wedding invitation.

    When did the other properties sell? What does your EA think re. no viewings and price?
    2018 totals:
    Savings £11,200
    Mortgage Overpayments £5,500
  • Those sold last year.
    Agent did not (to her credit) mention price.
    We are appearing in results more times than average with more click throughs than average for what that is worth.

    There is a "four bedroom" in the village on at 70k LESS than us but it has a thatch that needs re doing and it is really a three bed since one of the bedrooms is a corridor.
  • Rightmove offers a nearby property on the market at 895.
  • The one that is 70k less is under offer.
  • The sold range is from 250 (3 bed teeny bungalow) to 499.

    When its individual properties, SHS, it's really hard to compare, I do feel for you. It *sounds* like people really admire your property, but can't afford to pay that price, to be honest with you. What's the market currently like, I'm hearing that its going softer, is it round you?

    You *might* drop the price to find a buyer from the current pool of buyers, or you might get the EA to splash the house a bit as part of a promotion of some kind. If the agent isn't mentioning the price, what *are* they mentioning?

    She said "reduce the number of photos, change the order, and we added a sunny one of the whole house.

    Eta av salary here is 17k so it pretty much needs an incomer.

    Sunny is good! That sounds like thoughtful advice individually tailored to you. And the incomer that you need will be coming from those cities where prices are mad, so that *should* make sense.

    Wish there was a magic wand I could lend to you :(
