You could always stick in another offer once the vendor remarkets the property at the correct price :rotfl:.

It doesn't look like you have much option then as to what to do in these circumstances.
Personally, I'd tell the vendor "The sale is off - unless I can have the house for the price its worth minus the garage. But - don't forget that if you lose me as a buyer, then you have to go through the whole process of finding a buyer again etc" and leave the ball in their court (but only for a short time - which I would be specifying to them, eg a week).
After that time - if they still hadn't reduced the price to the appropriate one - then I would walk and forget the place and buy another one instead.
I would immediately start viewing other houses in case the seller came back after that week and was still refusing to reduce the price - or, more likely, doesn't even have the courtesy to reply to that.
He was absolutely wrong to say that garage was "his" unless he actually owned it - so its probably a blessing in disguise if you end up losing this house after all (ie rather than buying from a character like him - who could be pulling any number of other stunts that you wouldn't find out about until after you had got the house).0 -
The property has been inherited by the owners daughter and granddaughter so I can accept that maybe they didn't know the garage was never officially purchased - what irritates is that, even though they now know the garage isn't owned, they feel it shouldn't make a difference to the price as 'they have used it for years and there is nothing to say we can't continue to do so', not grasping the fact that further down the line we will have to take the hit when we sell it.
The EA has suggested they consider meeting us closer to our valuation and accepts that she is being a little unreasonable so we should hear back tomorrow either way.0 -
