Ending tenancy early

Hi

I'm in the process of buying a property and am currently renting.

My tenancy ends at the end of September and I must have given one months notice to leave, so need to do this by the end of August.

I very much doubt that the mortgage, searches, surveys etc will be done by that point and am reluctant to give notice if there is the possibility it could fall through.

My landlord has asked me to sign up for a renewal of the tenancy. The current one had a 6 month break clause in it, and I assume that the new one will too (am waiting to see the paperwork)

However is there anything I can do to mitigate the potential for paying a mortgage and rent at the same time? The only things I can think of are

- pay the rent until I can get out
- negotiate with him so that when he finds a new tenant I can leave immediately
- give notice and risk being out on the street if the house fails the building survey / buyer pulls out etc.

    16. Confi rmation of an Insured Deposit closure
    a. The DPS will send the Landlord a reminder 1 month before the Tenancy End Date informing them that The DPS must
    be notifi ed prior to the Tenancy End Date whether the Tenancy is a) at an end; b) continuing on a periodic basis; or
    c) renewing as a fi xed term Tenancy. If the Landlord does not respond to this notifi cation prior to the Tenancy End
    Date The DPS will close the Deposit and inform the Landlord and all Tenants that the Deposit is no longer protected.
    The DPS will send such notifi cation via e-mail, SMS or postal communication.

    Do not give notice until you have exchanged (so you'll either need to have a month until completion or accept that you may have to pay rent for a short time after you have moved into your new property).

    I would suggest that you do not sign a new tenancy agreement, simply let your current one roll on to a Statutory Periodic Tenancy and carry on paying rent until you are able to set a firm date to leave. Yes, your LL could issue a S21 notice to quit, but by the time the two months notice is up and it gets to court you'll probably be long gone.

    If you refuse to sign a new contract, it becomes a rolling tenancy (one month's notice to quit). The worst the LL can do in response is ask you to leave, which you intend to do soon anyway.
