Entwistle green seller terms

Hi, thanks in advance for any replies. I am selling a house with entwistle green and have a quick question. The house had actually sold but i was told yesterday that the buyer pulled out at the last minute, so it is back on the market. But a family member has approached me saying they would buy it and is it possible to take it off the market and sell it privately.
I remember the estate agent saying it would be fine for me to take it off the market as long as I didn't sell it with another agent within 6 months, so I am wondering where I stand if I sell it privately.
If I do sell it privately, does anyone know what the likelihood is that entwistle green will find out and try and claim some sort of compensation? I know I should check the t & c's but I can't seem to bloomin find em.

You know the answer. If you cant see the T&Cs, we most definitely cant.
It's unlikely it even says what you think it says.
It's likely that it says, any buyer introduced by EG will result in them clamining commission. But really those terms are negotiated prior to marketing.0 -
I think the question you need to be asking yourself is why the buyers (or their family) are wanting to purhase without the estate agents. Purchasers dont have to pay estate agents anything, so it isn't as if they are saving money.
As the above post mentions, if the estate agent has introduced the buyer, you wil be liable to pay their commission. They have done all the leg work to get you a buyer, why shouldn't they get paid for it? Dont think that they wont find out either.
I think you need to find out the reason these buyers no longer want to go through the estate agent first, and go from there. Entwistle Green have an appalling reputation, so it could be that the buyers felt that they weren't helping with the sale?0 -
