    1. Did you have a lot of interest before their offer or were they the only show in town?

    2. You also haven't said what the gross values were i..e how much is the reduction relative to the asking price.

    3. You didn't say how desperate you are to sell.

    The answer to those questions will determine your response
    Money won't buy you happiness....but I have never been in a situation where more money made things worse!

    Our house sold within 24hours of going onto the market, we had 9 viewings in the first day and a further 13 booked in for the rest of the week. They were our first buyers, however they pulled out early on in the process as they had to relocate at very short notice. Our house was re-marketed and again sold to these buyers within 24hours, again we had 6 people to see it on the first day and a further 9 booked in for the following day. I don't think we'd have any problems selling it again if it came to it.

    Our house was valued at £185k by our chosen estate agent but we decided to market it at a slightly lower price to take into consideration averages from other estate agents we had consulted, we felt that was a fair price.

    We have found a property which is chain free as they are moving in with family, so yes we want to get moving but at the same time we don't have to rush.

    Did you let all viewing go ahead?

    how many went to offer, any offer?

    You prices what you think is fare got loads of interest and still took a lower offer in 24hrs and are prepared to negotiate down further.

    I would ask the estate agent if any of the other viewing would be interested in making offers above the current(pre discounted) offer.

    Well, now you have learned.

    People don't want to pay a "fair price". They want to pay as little as possible. Marketing it at what you perceive to be a fair price will make no difference as to whether or not people try to negotiate you down immediately or later.

    If you think someone else will pay more for this house, tell them no and tell them they have 24 hours to agree to pay the negotiated price or you are remarketing. This applies whatever the survey might or might not say. You are making the mistake of thinking that this has got anything to do with coming to a fair arrangement regarding necessary works. It has nothing to do with that whatsoever; it is simply an exercise whereby they are quite rightly trying to get the house for the minimum amount you are willing to sell it for.
