Waste water outlet into garden!

Hi hoping a knowledgeable person will be able to help us answer some questions. Just purchased and moved into a new home. We didn't carry out a full survey (foolish we know). Since living here, we have discovered via our builder that our downstairs shower and washing machine waste water is being released into the garden! Delving deeper for a soak-away - there isn't one! The previous owners obviously knew about this as they lived here for 20 years and had works done to the property and installed the downstairs bathroom. It is evident they knew as they had a masticator loo put in too! Our builder has quoted £3,000 to dig under the house to connect to the main sewer pipe which we obviously are doing, but can we sue the previous owners for the disgusting neglect and total carelessness to the environment.

    Are you saying sewage from the loo is being discharged into the garden?

  • No, just the shower, sink and washing machine water goes into the garden. The toilet is masserator with pipe leading to front into main sewage. So my point was, the previous owners obviously new there was no main sewers at back hence they had a masserator loo installed.

    Unfortunately I think this is a case of buyer beware. Now you have bought I doubt there is anything you can do. Did you not notice any pipes discharging into the garden and a small wetland out there when you viewed the house?

    As you already have a macerator connection to the Foul Water Sewer why not connect the shower,washing machine and basin into this. You will need a grey water pump. Saniflo do a wide range of products for exactly this application.

    Unless you specifically asked about the drainage, and they lied when completing the enquiry forms, there is no comeback. They may well have known about the issue, but they are under no obligation whatsoever to reveal it: it's up to you to ask or get your own survey before exchange. Classic case of caveat emptor.

    It's just grey water. Use environmentally friendly detergents and the water isn't a problem.

    Me...I'd just leave it.

    When I was younger my parents stuck a tennis ball into the pipe to stop the bath water going into the sewer and stuck a hose on the pipe and watered the garden.

  • No, just the shower and washing machine. The masserator loo's pipe goes to the main sewer at front of house, which leads me to believe, the previous owners must have known about the waste water going into the garden, although they deny this and claimed it was already like that when they moved in 20 years ago. This is a lie as there wasn't a showeroom installed 20 yrs ago.
