Hi thank you in advance.
We are currently private renting but in the middle of buying a house due to complete on the 14th of august.
Our rent is due 20th of august.
Do we give a months notice to end tenancy on the 20th or the 19th of august so we vacant on the 20th of September?
Also we paid a deposit and one months rent up front so do we have to pay anymore rent after the 20th of august?
Hope that makes sense passed propertys weve rented we haven't paid anymore when we've given notice but its been a long time now so dont know if there are different rules thanks

What date did your tenancy start on?
Do you have a fixed term tenancy? If yes, how long is it for?
Are you in England or Wales?0 -
We moved in on the 20th of feb 2009 and always pay 20th of each month. Its was a tenancy for 6 months never renewed it if that makes sense0

You have either a Statutory Periodic Tenancy or Contractual Periodic Tenancy. We moved in on the 20th of feb 2009 and always pay 20th of each month. Its was a tenancy for 6 months never renewed it if that makes sense
Your periods run 20th to 19th each month so you must end on the 19th. If SPT you must give a full tenancy periods notice. If CPT read the contract.
Don't give notice till you Exchange on your purchase.
If you give notice on/before 19th August to end on 19th Sept, then you pay your final rent on 20th August.
* Ending/renewing an AST: what happens when a fixed term ends? How can a LL or tenant end a tenancy? What is a periodic tenancy?
* Deposits: payment, protection and return0 -
Thank you G_M
I know in my tenancy it says i need to give 4 weeks notice. So i will hand my notice on the 19th of august.0 -
The exchange date is very important - have you exchanged yet?
Don't give notice until you have, else any delay may leave you homeless. It's better to pay an extra few weeks rent and move in comfort....0 -

That is the last day for notice to leave on 19th September. You can give it a few days early to be sure it's 'served' on time.Don't listen to me, I'm no expert!0 -
Thank you all.
Were exchanging on tues and due to complete on the 14th. I will send my letter of notice a few days before the 19th so it is there on time. We won't be moving straight in as we want to do as much decorating in new house first.0 -
It would be kind to the landlord to give notice as early as you can. So if you exchange this week, and you know you'll be in the new place, just give the notice straightaway. You can give more notice than it states in the lease, just the 4 weeks is a minimum.0

Notice by 1st class post is deemed 'served' 2 postal days later.Thank you all.

To be safe, send two copies from different post offices and ask for 'proof of posting'. Avoid recorded delivery which might not be signed for.0
