(title should read ACOP L8 )
early days and have not yet done my own research-but as a landlord have just been made aware of the likelihood/requirement to obtain a legionella risk assessment.
has anyone any experience of this ,and can confirm that it is a deffo obligation upon landlords by law.
(this is not one of the many certificates required by our local council to be deemed 'fit to rent' )
maybe they don't know much about it either !
happy to get one done if thats the case, but not massively familiar with this.
if anyone has had such a risk assessment done-do the likely findings advise loads of expenditure-new water tanks/ plumbing systems/filters.shut off valves /river diversions etc etc in order to be compliant-or are they generally reasonable ?

found it -thanks.
yep -useful .
seems its flavour of the month with letting agents0 -
Realtively new.
A great money-spinner for agents to charge what they want for a risk assessment.
do your own.

Legionnella is clearly a risk & should be managed appropriately.
However, kindly provide reports of any small-time residential landlords taken to court successfully over incidents please: By HSE, councils or tenants:
Cheers!0 -

Happened across this http://www.hse.gov.uk/myth/myth-busting/2015/case357-consultants-letting-agents-exposure-to-legionella.htm while doing some H&S stuff for work... Very interesting "myth busting" by the HSE.0
