Renting - incorrect tenancy end date

Hi All,
I am after a bit of advice and was wondering if anyone could help.
I have been renting for the last 3 years. My tenancy started in August 2012 and my tenancy agreement in the first year was for the period August 2012 to 2013. I renewed the agreement in 2013 and the tenancy was from August 2013 to August 2014.
I renewed again last year but (and I didn’t notice this till now) the tenancy agreement is from October 2014 till October 2015. I did sign the renewal last year so am I now stuck, even though it’s clearly a mistake?
The issues is, I have handed in my notice but the letting agent is now insisting that I stick to the agreement and have to stay till October 2015 and not August 2015 as I was planning.

Between August 2014 and October 2014 you had a probably Statutory Periodic Tenancy.My tenancy started in August 2012 and my tenancy agreement in the first year was for the period August 2012 to 2013.

It is not 'clearly' a mistake.
It might be a mistake, it might not.
However, those are the dates in the contravt you signed so those are your contractual dates.
The issues is, I have handed in my notice
Notice is in any event not required, and has no legal meaning, in a fixed term contract. So whether the contract says August or October, the notice is irrelevant.

You do not have to stay till October, but your tenancy will not end till October, unless you and the landlord (or his agent) agree an Early Surrender'.
