Complaining about vendors solicitors

I'm having the misfortune of having to deal with Convey Law in Newport for my house purchase at present. They are acting on behalf of the seller of the property we are looking to buy.

We we're looking to complete on the property next Friday and they haven't even bothered responding to our solicitors enquires from the 22nd of June, 13th of July and again from the 22nd of July. My solicitor has said she has left multiple messages and sent emails but convey law only have picked up on it today after I've kicked off with them on the phone. They did promise a response to my solicitors last night which never materialised.

We have had a contract of sale from Convey but only now they are asking for redemption statements from a secured charge on the property and they say the company is not responding. They are also only now responding to my solicitors initial enquiries. Shouldn't this have been done weeks ago? My current house is being sold and they are holding everything up now.

I have called them to complain but they refuse to speak to me, is there anything i can do?

    Not a lot. They won't (quite correctly) deal with you, as they represent their client, and not you.

    One thing you can do is lean on the vendor & their Estate Agent. Shock-Horror, some agents can be really effective on leaning on the vendor, and on the solicitor. Some can't manage to wipe their bottoms, but many are actually pretty efficient.

    Other than that, being clear and precise with your own solicitor, getting a progress report, and telling them you'll check in again in a week from today. Tuesday to Thursday is best, Friday they are rushed, Monday they are hung-over.

    Just as I thought, we don't seem to be getting anywhere with the EA or their solicitors and its driving me crazy! I'm not holding out any hope for completion next week.

    You can't complain about the sellers solicitors I'm afraid or indeed talk to them.

    You can however complain about the estate agents and if they recommended convey law, about the fact they do so

    Your vendors are the source of your problems. As has been said already. The solicitors work on for and on their clients instructions.

    I've spoken to the vendor directly last night and he is just as miffed as I am with the speed of it all. We we're hoping on completing Friday but the vendors solicitors have decided that its much quicker to post everything to our solicitor so we've missed that date now as my mortgage company requires 5 days to draw down. Frustrated is not the word!

    The vendor is already out of the house, hes moving back in with family so the house is vacant at the moment. His solicitors were meant to send over answers to our solicitors queries Thursday, then the end of play friday. Its now Monday morning and our solicitors have not had anything. Convey law has said they didn't think they had any questions that needed answering. I just get over how bad they are, i've missed completion now for Friday and I can't do anything about it argh!
