Local searches

Hi
What exactly do local searches show and are they really necessary? I've just found out the council where I'm moving are currently taking 10 WEEKS to do local searches (whereas the house I'm selling searches take 3 days!) I was hoping to exchange and complete in August - mortgage offer is in, contract done - literally just waiting on the local search for the property I'm buying. My mortgage offer will expire and I'm worried my FTB who's buying from me will walk away as it was meant to be a quick sale (and would have been had it not been for the searches) Only a council could get away with providing such a rubbish service - this had fuelled my dislike of lazy incompetent council departments!

Mortgage lender will probably be unwilling to lend without all searches completed, regardless of whether you are willing to bypass them or not.0

if you're getting a mortgage the lender will require them.
if not, it's up to you though your solicitor (if you use one) will recommend them and you'll need to instruct him to skip them.0
