Negligent surveyor - please advise

So, as stated in my previous post, the next step is to escalate your complaint to the relevant property ombudsman scheme.
Contact the survey firm and inform them you are taking your complaint to the ombudsman and ask them to confirm which scheme they are a member of. They must provide you with all the relevant details.
To be honest, from your previous posts I think you will need to get an expert report. If you contact some local independent Chartered Building Surveyors and ask for a fee quote to undertake a survey and report on the garage, probably about £500. Do not go to any of the firms of GP/Valuers that do Homebuyers reports, they will not be knowledgeable enough and will have a vested interest in protecting the old boys network.0 -
Thanks, Teneighty. I sent them an email last night refuting all the claims made in their letter. I will give them a week to respond and then escalate the complaint. It's difficult justifying spending money on the survey when things are so tight as it is, but then again, even if I get no redress from the surveyors, at least I'd know what I'm up against for the refurb and conversion.

I agree with Housebuyer that worrying about whether not the surveyor should have noticed the roof had been modified is a red herring. The point is that there were clear signs the garage was not sound and the surveyor missed them.
I believe this is the point you should be focussing on.
You just need to be persistent; the surveyor will cave in before this gets to court; it's just a question of when.
(I once had a surveyor miss dry rot; they paid the cost of the work required to treat it.)0 -
I did try and warn you that this would be hard work, I have never heard of a wholly successful claim against a large surveyor. They are layered with legals that could make your eyes water. I hope you get to be one of the exceptions and get some result that you can live with.0
