I swear at some point somebody told us they weren't live anymore, but I can't think who it was...

You might want to check whether there are any plans to get rid of them - some pylon routes do get replaced with underground cables where they have started to get in the way of development (or are just due for upgrading anyway).

Thank you. Someone did say they had been replaced with underground etc but I can't think who it was. If it was vendor/EA I'm not sure I would like to bank on how true it might be (feeling rather pessimistic and negative at the moment), and I can't think it was the solicitor...

Underground...yes today the energy is going underground but what if the underground cables become overloaded they need to re-energize the overheads. No thanks.

It will be more of an issue for some people than others, as this thread shows. The current owners bought the place, you're thinking of buying it, and someone someday will buy it from you.

However, the pool of potential buyers may be slightly smaller because of the cables than somewhere without them. While this may count in your favour when you're buying the place (as you might get it for a lower price than somewhere without them), it may also count against you when you come to sell (as you may have to sell it for a lower price than somewhere without cables).

It would put me off because of the noise, which would make it miserable for me to live there .

I would also be conscious that they will make the property harder to sell, when the time comes, because a lot of people don't like them.

That said, I assume that the price you would be paying is less than you would pay for a similar property not under a pylon, so you may be getting more house for your money than you would elsewhere. Ultimately it is a matter of personal choice.

The areas vary so wildly in price I don't know if we are getting a good deal. The vendors thought they were not live. Turns out they are. The EA has/had no idea either way. So not looking good.

They are 132'000 volt lines. A lot of the 132kv network is/was being rationalised as the national grid structure changes.

Hard to say but they may be taken down next year or still there in 50. It's unlikely you'll hear them a hundred yards away unless it's very wet but they do still put a lot of people off.

House purchase off. Absolutely gutted. It is that awkward time of year where there seems to be nothing available at all :(

"The vendors thought they were not live" has translated in my mind to = "Vendors have already proven to be lying little toads. What else are they lying about then?"

    - as well as the fact I wouldn't buy a house near pylons anyway.

Never underestimate just how many lies a "lying toad" of a vendor type person might be lying about in the event., That sort of person can create one HECK of a lot of trouble from an attitude like that....

Just as well that the purchase is off. It is a shame - but, hopefully, you'll soon find somewhere more suitable.

Be thankful for a lucky escape from such lying little *******s.

FWIW I think you made the right choice. My cousin is still trying to sell his house which has similar pylons nearby. It's been on the market for 3 years although priced cheaper than comparable properties.
