No need for solicitors a simple AS1 forms and copy of the grant

Probate is normally the bit that takes the longest and once you have that then you can sort out the deceased estate, which includes the property/legal title and dealing with the lender.
As you know it is an Assent you need here so that the executor can transfer (assent) the title to the beneficiary. Forms AP1 (application form) plus form AS1 (assent) are needed and ID1 form for anyone other than the named executor. An official/certified copy of the probate is also needed
The registration fee is payable under Scale 2 of our fee order on the current market value of the property. So a value between £100K and £200k has a fee of £50 and one between £200,001 and £500K is £80.
(I suspect swindiff is referring to a house purchase and it's registration which attracts a Scale 1 fee)
Guidance on completing the forms and submitting the application is as you say available on the GOV.UK website
I'd suggest sorting out the mortgage first as the lender will probably get that removed direct with us. You can then deal with the Assent separately“Official Company Representative

It wasn't a purchase it was an inheritance of a property built in 1937. However, it had never previously been registered.0

If OP's father's house was unregistered then something to bear in mind re the switch to Scale 1 and not 2 in such cirumstances“Official Company Representative
