Two title numbers for one house

As title really....what reasons would there be for a house to have two land reg title numbers? Solicitor is looking into it but I'm nosy
LBM.....sometime in 2013 £27,056. 10 creditors
June 20.....£7,587.....3 creditors left 72% paid
£26,200 on interest only part of mortgage (July 16)...will chip away £17,103
£49,200 repayment mortgage ( July 16) £37,764

Could have previously been split into flats, then reinstated.
Could have bought a bit of garden/land from the neighbour.0 -

My house is on one title and the garage is on another title. Could be anything.:footie:Regular savers earn 6% interest (HSBC, First Direct, M&S)
Loans cost 2.9% per year (Nationwide) = FREE money.

I have found this yesterday with the house I am buying - a lookup on the land registry has 'XXX Whatever Road' and 'Land Forming Part of XXX Whatever Road'. None of the other identical properties on the road have the same split titles.
Concerned that I was being had, a quick e-mail to the solicitor and they said they had already looked into it and 'The property has two title numbers which is the property and the land forming.'.
I don't think I'm any the wiser, although it would appear that my purchase will involving the transfer of both titles. In due course, I'll get my copies off the solicitor (no point spending a few quid with the land registry) and establish exactly why it is split into two titles.0 -
The two titles may offer 'clues' as to why there are two and not one for the property but that may not always be the case.
As already posted you can have a leasehold/freehold scenario or you may have a piece of land acquired at a later date.
You may also have an absolute title for one and a possessory (claimed) for the other.
It is not that unusual although in the main properties are registered under a single title as invariably over time a request to amalgamate them into one is made and completed.
Hopefully the copies your solicitor paid for will reveal all though“Official Company Representative
