What's best internal layout for rear ground floor extension to maximise sale price?

    I extensively refitted the kitchen 2 years ago. The windows in the new extension are enlarged and so below worktop height. I could throw £20k at the extension from this point easily but its all about maximising profitability with minimum investment. I have invested a lot of time in this project and can feel myself leaning towards the quick and easy options now. Its just human nature I guess.

    I have just reread the bit about extending hall into kitchen. Its quite a good idea and I possibly would have done that had I refurbished and extended all in one go but I unfortunately have done this in two stages as cash permitted so have a refurbished main house already.

    Dont fancy going back to this!

    I like this last option. The layout would suit us.

    4th bedroom could have lots of uses as required- bedroom, computer room, office, kids room, library, tv room.

    Definitely need a downstairs cloakroom for the size of house but if that room is used as a bedroom the bathroom/shower room would be better.

    I have to say I do see that option 4 offers as much if not more than option 1 in terms of function but has a much better flow and usable living area and hopefully a wow factor room. I was trying to avoid having to cut any new openings because of mess, cost and increased expertise but I see it may be necessary to achieve my goal.

    Granny flat? Plenty of families may need an older parent to move in but remain semi-independent in twilight years...

    Sorry missed the update,

    Thats the sort of thing, I think the width could get a toilet nearish the door wash basen and full width shower(maybe wet room style with glass panel to let light through) at the window end.

    Might even be able to get a bath in if none upstairs.

    If the new bathroom is the only one on the ground floor I wouldn't make it an en-suite, otherwise you'd have visitors tramping through the bedroom to get to the toilet. I also think if you're going to have a dining room then it should be next to the kitchen - I wouldn't want to be carrying plates through all those doors. Personally I'm a fan of open plan kitchen-diners.

    I would put a shower and toilet/handbasin in the downstairs bathroom.
    Having the door from the hallway gives one long bathroom which does not work for light/ventilation.
    The first plan you did but do not divide the dinning room and bedroom
