    Eighth Anniversary 100 Posts
    Well the one next door has a loft conversion making it a 3 bed and a conservatory and that sold in 2014 for 248 so I do think they are slightly on the high side being only a 2 bed.
    Luckily for us there isn't any viewings tomorrow so we'll put an offer in tomorrow and see what they say.

    The risk you face with offering over what the existing data suggests it's worth, is that the mortgage company values it at less than your offer. You then need to decide whether to add cash to your deposit, to make up the shortfall in % LTV (if applicable), or to try to renegotiate the sale price with the sellers.

    The difficulty with the latter approach is if the sellers have previously accepted other offers at that higher level. They will believe that that's what their house is worth, and no number of mortgage valuers will be able to persuade them otherwise!
