Thankfully our sellers were extremely easy to negotiate with, the house on for offers over 190k.
I'd have gone to 198k but offered 185k to test the water, the response was simply, we need 192k to do what we need to do so that's what I offered.0 -

And....because I was using an online agent, the viewer could contact me directly. The block feature on my phone came in very handy!
He then began bombarding the agent with calls and additional offers. I ended up asking the agent to tell him where to go regardless of what he offered.

Marketed at 120,000.
Offered 114,000 "final and only offer"
Counter offered anyway at 115,950 to hopefully get the lowest we will consider of 115,000.
It's the first offer so I don't feel like we should jump at a very precise buyer figure just yet.0 -
I think you've probably done the right thing. 114 is some way from 120 so maybe thats all they can stretch to.

Given the buyer has stated "final and only offer" suggests they're not really open to negotiation. If you're not happy with the price, play them at their own game and simply reply "no".
If they come back, you can at least negotiate. If they don't, I'd move on and focus on other potential buyers.0 -
What do you know about the potential buyer ?
For instance, are they a couple desperate to get on the property ladder, and have no DIY skills, and has the agent, sold them the "dream of home ownership", and have they fallen in love with your perfect house in beruit.
Or are they clinical investors, who know exactly what it will rent out for, don't really care about which house they buy, but they are wanting a particular ROI
Are they cash buyers, or struggling to get a loan for the amount they need, and are really worried about the fees, (which they have actually underestimated.)0 -
I feel like we've given the potential buyer a chance to meet half way by responding to their "offer" the next day they gave theirs.
The ball is in their court now, potentially loosing out by not going up on their offer.0 -
