Hi,
We are interested in this 2 bed house in Heaton, Newcatsle upon tyne and need some advice. The forum wont let me post the link but you can find the house by entering the postcode NE6 5AD into rightmove, 2 bed house with blue door
We have been told by our parents that we might have difficulties getting a mortgage because of the lack of a "fitted kitchen" is this true?
Any other thoughts on the house would be greatly appreciated
Thanks

What's your definition of a kitchen? A kitchen only requires a sink and space for a cooker. You can supply your own cabinets. That kitchen is fine. Don't worry about it.
It's looks very nice. Bedroom 2 is a bit on the small side so not for me to buy but if your family limit is just the 1 child then it might be acceptable as your long term house.:footie:Regular savers earn 6% interest (HSBC, First Direct, M&S)
Loans cost 2.9% per year (Nationwide) = FREE money.

Thanks my parents were concerned because the units and cooker might not be "fitted".0 -

The cooker is not always sold with the house and you can still get a mortgage. Many kitchens have free standing cookers.
The units are not "fitted" but that doesn't matter. You have the sink with all it's plumbing and it's all set out for you to put in your own cooker and cabinets. I'd want them to be included in the sale but it's not a deal breaker.
Is it worth the price they are asking?:footie:Regular savers earn 6% interest (HSBC, First Direct, M&S)

No. The property must be habitable, and to be habitable it must have kitchen facilities. No more than that.Any other thoughts on the house would be greatly appreciated
It's extremely well presented, very nicely done indeed.0 -
looks like a very nice house. It isn't clear from the listing whether or not the cooker and/or units will be included - if it were me, I'd probably be negotiating for them to be included, if they are not, make sure you budget for a cooker, at least! All posts are my personal opinion, not formal advice Always get proper, professional advice (particularly about anything legal!)0

IIRC only a functioning sink and work surface are required.I am a mortgage broker. You should note that this site doesn't check my status as a Mortgage Adviser, so you need to take my word for it. It's fine for mortgage purposes. I expect they will sell you the kitchen units as chances are they are moving to somewhere with a fitted kitchen as most places come with one. You're not your * could have not of * Debt not dept *0

That looks very similar to the kitchen in the house I'm buying - freestanding units, a range cooker that may or may not be staying when the vendors leave. It didn't cause me any problems with my mortgage so I doubt yours will.0

I tefurbished a house for a customer a while back who was having it remortgaged. At the time of the valuers inspection the kichen had been ripped out. He Said it wasn't mortgageable as it didn't have a kitchen. His definition was a plumbed in sink and 'facility for connecting means of cooking'. He came back the following week and we had fitted a sink and wired a cooker point. He said this was completely acceptable and therefore approved the valuation.Eat vegetables and fear no creditors, rather than eat duck and hide.0
