Would I need building regs?

... To simply replace a ground floor window with a pair of patio doors if they were the same width as the window or narrower?
Would we have a general builder or FENSA window person do this?
If the window was too narrow for patio doors and we had to widen it, therefore perhaps looking at widening any existing lintel, would that require BR then?

Buildings Regulations, or a FENSA Certificate in lieu of this, would apply to replacing the patio door. If a new lintel goes in this would be structural work so Buildings Regulations would be applied for.
It is your choice on who you use. If it is structural work then you would be better having a builder. If it is just replacing a patio door then a local, reputable, window installer would be the best route.0 -
If you're in a conservation area of listed building you may also need consent.0

It's a conservation area but the house was built in 1970. I have a question with the town conservation officer about this so am waiting to hear back.0
