Getting another mortgage offer?

Hi I have a DIP for Nationwide through a mortgage broker.

I have found a house and ready to progressto full application but my mortgage broker has gone AWOL! Not replying to calls or emails. Not happy as we are going to get charged £1k for his services!!

So was wondering whether to speak to my previous mortgage provider (Yorkshire Bank) and see what they could offer. But worried what any further searches may look like during the full application process.

Any advice?

    AWOL since when?

    £1,000 sounds a lot to pay for no service.

    On the other hand do you know where the broker is?

    What does the broker's Terms of Business or Initial Disclosure Document state as to when any fees are payable? Does this broker expect to be paid upfront before you even have a mortgage offer in your hands?
  • We haven't paid yet. We pay £250 on starting full application and 750 on completion. Not seen any t&cs yet.

    He has been missing despite phone call and emails for 10 days.

    I'd be:

    1. Emailing/calling the broker tomorrow to let him know that if he hasn't contacted you by the close of business tomorrow then you will be taking your business elsewhere.
    2. Engaging a new broker.

    Seeing as you haven't paid any money yet, I'd say that it's a matter of choice as to whether you even do 1.

    If your broker is this difficult to get in touch with before you party any money, how do you imagine he'll be when you're more committed? House buying is stressful enough.

    Depends on your situation. If your case is simple, you may be fine going direct to Nationwide. If not, you may need your broker. Does your old mortgage company offer a better deal than Nationwide?

    In other words, what are your circumstances and requirements?
    Residential - full ownership, shared ownership, Right to buy or BTL?
    Employed or self employed? How long in each case?
    Income?
    LTV% required?
    Any credit issues in the last 6 years, no matter how small? Have you checked all 3 reports from the agencies?
    Ever declared bankruptcy?
    Any other properties mortgaged?
    Current unsecured debt levels?

    So Residential full ownership
    I'm Employed, been with them 3 years 7 months earning £43k.
    80-85 LTV%
    regarding credit issues, 1 missed loan payment in late 2014 but now up to date and balance will be cleared before mortgage completion, 1 missed credit card payment in early 2014 but payments now up to date and balance will be cleared before mortgage completion.
    Never declared bankruptcy but did have an IVA which was settled in full in 2005.
    No other properties mortgaged.
    I have 22k unsecured debt but all due to be paid off before mortgage completion.
