Buildings Regulation Compliance Certificate for boiler

Hello,

I am in the process of buying a house and my solicitor has told me the vendor does not have a "buildings regulation compliance certificate" for their boiler which was installed. The install was apparently by a CORGI registered person, and a service was done every year (except this year). My solicitor seems quite insistent the certificate really has to be provided from a legal standpoint, but that the seller could take out indemnity insurance if they don't have the certificate. But what I also wonder is whether this certificate is just bureaucracy or if there is any safety issue that such a certificate was never issued?

best thing is for you and the vendor to go halves each on a landlord safety boiler check. About £40 each, not the end of the world and then you KNOW its safe.


No gas fitter in his right mind will sign off an unsafe boiler.

but I'm not sure when these regs came in; I think recently in that my solicitor is very thorough and this didn't crop up a standard tickbox when we bought in mid 2011... but did apply when we installed a boiler late last year, so we are on the database with the new boiler. I'm sure regs don't retrospectively apply so your brief's probably being over cautiuos

You can call Gas Safe and/or Corgi, depending which was in force at the time the boiler was installed, and they will tell you whether a certificate was issued when it was fitted. Assuming it was 2002 or later.

Get a current service/inspection and this will confirm it is safe today. The installation certificate chan be re-ordered, or an indemnity can be purchased, but this is not going to actually mean much unless your lender is insisting on it.
