Should I use more than one agent to sell my home?

We are almost ready to sell our house and have had two valuations, both of which are at around the same amount (£460k). Both agents charge a similar fee (around 1%).
There appears to be little difference in their marketing tactics. My questions are, is it a good idea to go with more than one agent or does that look desperate? Also, and of course I will ask them, will it cost more. Is joint sole agency something to consider?
Any advice/experience, please?

It usually costs more to have two agents, and can often complicate matters.
Just look on rightmove and see which agent has the best sales brochures and property blurb.Should've = Should HAVE (not 'of')
Would've = Would HAVE (not 'of')
No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)0 -
Joint sole agency will almost certainly have a higher fee.
In theory, you can do a split-fee arrangement (i.e. the EA's work together and share the fee), but it's far more usual to have a "winner takes all" competitive arrangement.
Some people say joint/multi agent makes a seller look desperate.
Other people say the competition makes the EA's work harder, you're more likely to get competing bids (or a bidding war) etc.
And you need to keep track of who introduces each buyer. For example, if a buyer views through one agent, and offers through the other, you could be liable for two lots of fees.0 -
It looks desperate and therefore your offers will reflect that
Go into right move and search for houses with your number of bedrooms put on within the last month (including sold) and see which houses have sold by which agent. If there are a larger number of sold houses through one agent then use them.
Don't look at listings older than a month as agents leave them on there for quite a while and distorts the research0 -
Tbh if u look at my situation - just posted, I wouldnt advise sole agent and do not tie yourself in for 10 weeks like we did. Agent becomes lazy, I wish we had two on the go, creates competition and eager agents I think, if it means your house will sell then go for it. At this point in time we don't even care if the fees would be higher having more then one agent0
