    Yes.

    It's a piece of paper. You write on it, put it in something called an 'envelope', write their address on the front, add a 'stamp' and put it in a little red box.

    to keep myself (and maybe others?) amused. Jst endless advice would become rapidly boring and repetitive and I'd stop.

    Which would you prefer? just say the word!

    Basic stuff this, people ignore begging letters.

    You need to do much more research on running a letting business and use Google a lot more.

    It was on advice of LA that letters were sent. And yes, you are right we do need to learn a lot more - but we have learnt some since our problems. I've looked at the link - thank you.

    Update - I had to see our solicitor on another matter and mentioned the DPS decision to him. He was puzzled as to why they were awarded the deposit back and asked to see the judgement so I asked the LA for the response he had received. It appears from the LA that they have now queried the decision, the DPS still hold the deposit and are now going to arbitration again. Apparently it is unheard of for this to happen. We didn't see the original judement as requested just the statement from the ex tenants so no idea what the original award was. My other half is deeply suspicious of the LA.................
    We shall await the final decision then go to Small Claims Court for the balance - it will be worth the cost of the action just to get a judgment against them.

    Final update on deposit.
    Saw the EA who said he had queried the decision by DPS and they had agreed to look at it again. It would take a couple of months. A few days later I received a call from the EA to say the decision had come through in our favour and we had been awarded the full amount and money would be transferred in the next day or so. This is an absolute turn around to the first decision but at least we got our money back.
    My hubby queried if the EA had got it utterly wrong the first time.....
    Anyway now going to Small claims for the balance. Thanks to everyone for advice etc.
